What a real estate advisor genuinely earns
The honest answer: there is no fixed salary, but there is no ceiling either. You keep most of the fee on every sale, and three income streams stack up. Here are the figures, without spin.
In a traditional agency, a salaried negotiator often receives 40 to 50% of the commission, on a capped salary. As an independent advisor, you keep the bulk of the fee — and you can also build a team that earns for you. The result: a potential on a completely different scale.
Your own sales
Win a listing and find the buyer? You receive 69% to 87.8% of the fee, excluding VAT, on the transaction. The exact percentage rises with your annual volume — the more you produce, the larger your share. No income ceiling is set.
The referral
Know someone who wants to sell, but the property is too far away or outside your area? You refer them to an advisor in the network and receive up to 12% of the fee on the transaction — for nothing more than the introduction. Ideal to monetise your contact book from day one, even before your first sale of your own.
Your team (management across five levels)
Once trained and up and running, you can recruit and train your own advisors. The network then pays you a commission on their sales, up to five levels deep. Essential reminder:those commissions are paid by the network, not by the people you sponsor — their income stays whole.
What this means — and what it does not say
- No fixed salary: your income follows your activity. This is independent work, not a permanent contract.
- No ceiling: nobody decides what you are "allowed" to earn.
- A start to finance: plan for the period before the first commission (often five to eight months).
- A framework that protects you: training, a dedicated sponsor and the tools of the réseau IAD, so you never move forward alone.

Is there a fixed salary?
No. You work independently: no fixed salary, but no ceiling either. Your income depends solely on your activity — and that is what allows you to earn far more than a salaried position in a traditional agency.
When does the first commission arrive?
Generally between the fifth and the eighth month: the time to train, win your first listings and close your first signing. That is why you should plan some cash reserve at the start (many people begin part-time).
Is the commission on my recruits taken from their earnings?
No, and this is essential: management commissions (up to five levels) are paid by the network, not by the people you sponsor. Their income stays intact — you never earn "off their back".
What does a beginner earn in the first year?
A beginner generally completes between 5 and 15 sales in their first year. Income varies with property values and your involvement — on the Costa del Sol, where transaction values are high, a handful of sales makes a good year.
What costs do I deduct from these percentages?
