The double check: every file checked twice before you sign
Buying or renting in Spain as a foreigner means exposing yourself to pitfalls you don't see coming. Before every signature, our own in-house AI-assistant system reviews your file and your contract — an approach that other agencies don't offer, at the same price.
In Spain, what you don't see can cost you dearly
A misread nota simple, a surface that doesn't match the cadastre, a forgotten mortgage charge, an unbalanced clause in the contract… For a foreign buyer or tenant, these details are invisible — and they are exactly what causes the nasty surprises. Most agencies sign quickly. We check twice first.
A double check before every signature
You only see the result: a thoroughly reviewed file, the risk points identified and explained in French, before you commit. Here's why it's different.
A systematic check
Every document and every clause is reviewed a second time, methodically. The aim: that nothing slips through the net, even in the fast pace of a transaction.
A system that is ours
Our AI assistants are developed in-house, specific to our agency. It's an approach that other agencies don't offer — and that is precisely why it's worth going through us.
At the same price
This extra security costs you nothing more. The same fees as another agency, but a level of checking the others don't have. You may as well benefit from it.
What we check twice
The points behind the vast majority of disputes for a foreign buyer or tenant.
Nota simple
Real ownership, charges, mortgages, easements and seizures registered at the Land Registry.
Cadastral reference
Consistency between the real property, the cadastre and the title — surface, boundaries, description.
Contract clauses
Spotting unbalanced or risky clauses in the deposit agreement, sale contract or lease.
Surface & description
Discrepancies between the advertised surface, the cadastre and the certificate — a classic source of disputes.
Energy certificate
Presence, validity and consistency of the certificate (required to sell or let in Spain).
Price & charges
Community fees, IBI tax, any debts, and how the price sits against the local market.
An asset, not a magic promise
We prefer to be clear about what this check is — and what it is not:
- It is not a "zero error" guarantee. It's an extra layer of security that strongly reduces the risks.
- It is not legal advice. Our check comes in addition to the lawyer, never in their place — for the legal analysis, we put you in touch with a French-speaking lawyer.
- It is a pre-check before signing. Catching inconsistencies and risk points early, so that you sign fully informed.
Your questions
Concretely, what is checked before I sign?
Our double check reviews the points behind 90% of the nasty surprises for a foreign buyer or tenant:
- Nota simple — real ownership, charges, mortgages, easements, seizures
- Cadastral reference — consistency between real property / cadastre / title
- Surface and description — discrepancies between advert, cadastre and certificate
- Contract clauses — spotting unbalanced or risky clauses
- Energy certificate, community fees, IBI tax and any debts
- Price consistency against the local market
Every risk point is explained to you in French, before you commit.
Does it replace the lawyer?
No — and it's important to be clear about this. Our double check is a pre-check: it comes in addition to the lawyer, never in their place.
Its role is to catch early the inconsistencies and risk points, so that you approach the meeting with the lawyer and the notary fully informed, with no last-minute surprises. For the legal analysis and securing the deed, we put you in touch with a French-speaking lawyer.
Does this check cost more?
No. It's included, at no extra cost. This added security is part of how we work — you don't pay a penny more than with another agency.
That's the whole point: you may as well go through an agency that does what the others don't, at the same price.
Does it guarantee there will be no problem?
No, and we will never claim so. No check, human or assisted, can guarantee "zero problems". It would be dishonest to promise it.
What we do state is that this double check strongly reduces the risks: it's an extra layer of security that catches what a single pair of eyes, caught in the pace of a transaction, can let slip. An extra safety net — not a magic promise.
What is this “AI-assistant system”?
It's a system we developed in-house, specific to our agency, to assist our independent advisors in reviewing files and contracts. We won't explain how it works — what matters is the result for you: every document and every clause reviewed a second time, methodically.
It's an approach that other agencies don't offer. Humans always stay in control: the tool flags, our advisers analyse and explain it to you.
