Status and start-up cost

Which status and what budget to get started

Opening your own agency costs €20,000 to €300,000. Joining an established network: around €1,408 in the first year — covered by your very first sale. Here is the framework, in full transparency.

The biggest barrier to entering real estate is neither the degree nor the experience: it is the belief that you must invest a fortune. In reality, joining a network means a very low entry ticket — and it pays for itself with the first commission.

Compare: opening an independent agency (premises, advertising, portals, staff, software, insurance, brand) costs €20,000 to over €300,000. The network removes that investment — and gives you the tools, the brand and the training from day one.

Autónomo

The Spanish self-employed status. Simplified administration, invoicing with VAT, deductible expenses, withholding at source. Ideal to start with minimal investment.

Your questions

Status and cost: frequently asked questions

Should I register as autónomo or set up a company?

Both are possible, with no income ceiling. Autónomo — the Spanish self-employed status — is ideal to start: simplified administration, deductible expenses, minimal investment. A company (S.L.) becomes attractive as the business grows, for tax efficiency and legal protection.

When is the right time to move to a company?

Generally once your income becomes regular and significant: the S.L. then brings tax advantages and protection of your personal assets. Many start as autónomo and switch later — there is no need to overcomplicate things at the outset.

Is the cost really covered by the first sale?

Yes. On the Costa del Sol, where transaction values are high, a single sale comfortably covers the first-year budget of around €1,408. It is one of the very few businesses that pays for itself that quickly.

Is there a minimum commitment period?

You are independent: you start and grow your business at your own pace. The full conditions are presented during the interview, transparently, before any commitment.

Can I deduct my professional expenses?

Yes. As an independent professional, your business expenses (travel, equipment, network fee, insurance) are deductible. An English-speaking accountant can support you — that is also one of our services for expats.
