What is the average timeframe to find a home or a tenant?
On average 3 to 6 weeks for a property correctly priced for the Costa del Sol 2025 market. This timeframe varies depending on the geographical area (Marbella centre is faster than Mijas Pueblo), the type of property, seasonality (winter = peak demand from Northern European expats) and the quality of the tenant's application file.
What are your letting fees?
For landlords: one month's rent as a fee (Costa del Sol market standard), invoiced only upon effective signature of the tenancy agreement. No upfront payment, no charge if we do not find a tenant. For tenants: bespoke search fees depending on the scope and level of service.
What documents do you need to provide as a tenant?
For a strong file: ID document (passport or DNI), Spanish NIE (we assist you if you have not yet obtained one), proof of income (3 most recent payslips OR self-employed accounts OR proof of assets for retirees), banking references, guarantor if applicable. Our team helps you build a strong file before submitting it to landlords.
Do you also handle short-term rentals (Airbnb / Booking)?
Not at the moment. Our core business on the rental side is long-term lets (1-year minimum tenancy, renewable). A short-term concierge service is on the roadmap but is not yet active — we prefer not to promise it until it is fully operational.
Can you screen tenant applicants on our behalf?
Yes, this is our core business on the landlord side. We check identity, solvency, guarantors, professional profile and provide you with a complete file for each candidate. You keep the final choice, but we only present truly solid files — you do not waste time on speculative applications.
Do you cover the entire Costa del Sol?
Yes, the whole coastline: Marbella, Estepona, Puerto Banús, Málaga centre + East, Mijas (Costa + Pueblo), Fuengirola, Benalmádena, Torremolinos, Nerja. Beyond that, we look at it case by case depending on your project and the availability of our local network.
Can you manage the property after the tenancy starts (rent collection, claims)?
Recurring rental management is studied case by case. The letting itself (up to signature of the tenancy agreement + check-in inventory) is our core business. If you wish full post-tenancy management (rent collection, claims handling, check-out inventory), we will discuss it during the first call.
