Many owners believe that by entrusting their property to 3 or 4 estate agents on non-exclusive mandates, they maximise their chances of selling. This is a major strategic mistake.

  • The same property listed by several agents sends a signal of distress to serious buyers ("the owner is in a hurry, time to drive a hard bargain")
  • The property appears several times on portals, sometimes with different prices or descriptions — lack of consistency
  • No agent makes any premium marketing effort (drone, video) since they may lose the mandate at any moment

How much exactly does your commission cost?

Our fees are differentiated according to the type of mandate you entrust to us. This is our most important commercial commitment — and our best argument for offering you exclusivity.

  • Non-exclusive mandate: average commission around 5% + VAT of the sale price (in line with Costa del Sol market standards).
  • Exclusive mandate: commission significantly reduced compared to a non-exclusive mandate. Our exclusive commitment justifies this preferential rate — we deploy our entire marketing apparatus (drone photography, professional video, weekly repositioning, private multi-agency network) to sell your property.

The exact figure under exclusivity is set case by case according to your property's value, location and complexity. It is communicated to you in the mandate proposal handed over after the free valuation.

In every case: commission is due only on completion of the sale. Not a penny if the property does not sell.

How long does it take to sell my property with your set-up?

The average market time on the Costa del Sol in 2025 for a property correctly priced is 4 to 6 months between listing and completion.

With our set-up (83 portals, weekly repositioning, international network, multi-agency software), our exclusive mandates sell on average faster than the market average. However, timings vary considerably depending on:

  • The asking price — a property overpriced by 10% takes 2 to 3 times longer to sell, and may not sell at all
  • The quality of media — drone + video significantly speed up filtering of serious buyers
  • The season — spring and autumn are the peaks of demand
🔑 What happens to my file after the reservation contract is signed?

Our support does not stop at the signing of the reservation contract. Here is what we coordinate through to the final public deed:

  • Coordination between Spanish notary and your home-country notary if required
  • Monitoring the buyer's financing (loan release, bank verifications)
  • Final document checks (title deed, IBI or community debts, energy performance certificate, occupancy)
  • Anticipating your 3% retention if you are a non-resident (calculation and recovery procedures)
  • Attendance at signing at the notary, simultaneous translation by our French-speaking lawyer if necessary
  • Repatriation of funds to your bank account (in your home country or in Spain)
I don't live in Spain. How does it work for me?

This is very common among our sellers (British, Irish, French, Belgian, Swiss). We handle every stage on your behalf:

  • Viewings in your absence — access to the property arranged through a caretaker, neighbour or trusted locksmith, personal accompaniment of buyers
  • Power of attorney — you sign in your home country before your notary with Hague Apostille (10 to 15 days), our French-speaking lawyer signs the sale deed on your behalf before the Spanish notary
  • Communication in your language at every stage (WhatsApp, email, video call)
  • Funds repatriated to your bank account, net of the 3% retention where applicable
