The reality of mortgages in Spain

A Spanish mortgage is not a French mortgage

Spanish lenders do not read French payslips the way a French bank does. They do not spontaneously recognise the French self-employed status, nor the French executive payslip, nor the tax return. A file not presented correctly loses time.

Our role is to connect you with our brokers and partner lenders who know how to translate your French profile into Spanish banking language. They present your file in the expected format, negotiate the interest rate, LTV, term and security — and put several lenders in competition for you.

The result: conditions often better than those proposed spontaneously at a branch, and a controlled lead time of between 4 and 8 weeks to align with your notarial signing.

Your file presented under the best angle

We study ALL profiles — employees, self-employed, retirees, high-net-worth. It is the lender that decides on each file. Our role: present your file under the best angle to the right lenders, simplify every step.

★ Good to know

30% deposit often required in Spain

In Spain, lenders typically require a 30% deposit for a non-resident mortgage. But our brokers and partner lenders are used to working with us: they can structure files with a smaller deposit depending on profile, or negotiate more favourable terms. That is the advantage of a long-term partnership.

Our process

From assessment to the firm offer

01

Free profile assessment

First conversation to understand your situation (income, deposit, property project) and estimate your borrowing capacity in Spain. No commitment, no documents to provide at this stage.

02

File preparation

Collection of income documents (payslips, tax returns, balance sheets, contracts), translation where required, formatting in the format expected by Spanish lenders. We handle all paperwork.

03

Multi-lender negotiation

Presentation to 2 or 3 lenders in parallel, negotiation of interest rate, LTV, term, security, arrangement fees. Systematic competition to obtain the best market conditions.

04

Offer + notarial signing

Comparison of offers, lender selection, signing of the loan offer (FEIN then FiAE in Spain), coordination with your notary in Málaga for the signing of the purchase deed. Everything is synchronised.

Worth knowing

Non-resident or Spanish tax resident?

Your tax status changes the mortgage taxation, purchase taxes and maximum LTV obtained. No need to choose blindly: we assess the impact of both statuses on your project before signing.

  • Residence under 183 days/year in Spain
  • Typical LTV 60-70%
  • IRNR taxation on Spanish income only
  • No main-residence tax benefit
  • Ideal for second home or investment

Spanish tax resident

  • LTV up to 80% on main residence

Your questions

FAQ expatriate mortgage

Concrete answers to the 7 most frequent questions on mortgages in Spain for French nationals.

What financing can I obtain in Spain?

In Spain, lenders typically require a 30% deposit for a non-resident mortgage. Our brokers and partner lenders are used to working with us: they can structure files with a smaller deposit depending on profile, or negotiate more favourable terms. A bespoke assessment defines your real capacity before any commitment.

Are my French payslips accepted?

Yes — it is one of our differentiators. Our partner lenders and brokers accept French payslips, French tax returns, permanent and fixed-term employment contracts, and unemployment benefit statements where applicable. You don't need Spanish income. Documents are translated and presented in the format expected by the Spanish lender.

Do I need Spanish income?

No. Our partner lenders accept French income documents (payslips, tax returns, balance sheets). You can borrow in Spain with only French, Belgian, Swiss or Luxembourg income. The introduction to our brokers and partner lenders is free if you buy your property with us.

What is the average lead time?

Allow 4 to 8 weeks between the first conversation and the lender's firm offer. Our brokers submit your file to several lenders in parallel to save time. We align the dates with your purchase contract so everything is ready for the notarial signing.

How much does brokerage cost?

Brokers invoice their fees directly, announced in advance, with no hidden margin. The introduction by our agency is free when you buy with us. No hidden charges, no clandestine deductions on the conditions of the mortgage obtained.

Which lenders do you work with?

Our brokers work with a panel of major Spanish lenders accustomed to expatriate files: BBVA, Santander, CaixaBank, Sabadell, Bankinter, as well as foreign banks established in Spain. They present your file to the right contact from the outset, which avoids wasted time.

How can I maximise my chances of financing?

Our brokers know how to present to the right lenders from the start. They know how to build a solid file in the format expected by Spanish institutions. This rigorous preparation maximises your financing chances and allows us to obtain conditions often better than those proposed spontaneously at a branch.
