Why it is essential

No serious procedure without a NIE

The Número de Identificación de Extranjero is your tax ID in Spain. Without it, no notary can have you sign a purchase deed, no bank can open an account for you, no landlord can rent you a flat on a long-term basis.

The rule is simple: as soon as a Spanish contract bears your name, you will be asked for your NIE. Purchase, long-term tenancy, electricity contract, car registration, company formation, opening a bank account, taking out insurance — all of it goes through the NIE.

Are you buying as a couple or via a property holding company? Each individual must have their own NIE. That is why we start the file from the very beginning of the project, sometimes even before a property has been chosen.

What exactly is the NIE?

The NIE (Número de Identificación de Extranjero) is the Spanish tax identification number for foreigners. It is the equivalent of the French tax number. It is essential to purchase property, open a bank account, sign a tenancy agreement, set up a company, register a vehicle, or even take out an electricity contract in Spain.

What is the difference between NIE and TIE?

The NIE is simply a tax number on an A4 sheet — it does not expire and remains valid for life for all your administrative procedures. The TIE (Tarjeta de Identidad de Extranjero) is a plastic card with photo, mandatory only if you reside more than 6 months per year in Spain. To buy property or open an account without living there, the NIE alone is sufficient.

Do I need to come to Spain to obtain it?

Does the NIE expire?

How much does the official tax cost?

And if I am already living in Spain without a NIE?

Can I buy a property without a NIE?

No, no notarial signature is possible without a NIE for the buyer. The Spanish notary requires the NIE of ALL co-buyers before signing the deed.
