How much does an estate agent's commission cost in Spain?

Our commission is competitive on the Costa del Sol, tailored to the complexity and value of your property, and to the type of mandate (exclusive or non-exclusive).

It is payable only upon completion of the sale of your property — not a penny if the property does not sell. All the marketing costs described above (60-80 portals, drone photography, videos, professional software, international network) are included in this commission. No hidden fees.

The exact amount is discussed during the free valuation, by video call or by telephone. This allows us to tailor the commission to your situation and your type of mandate rather than giving you a standardised figure that may not match your property.

Exclusive mandate or non-exclusive mandate: which is the best option?

Both options are possible depending on your situation, but they do not deliver the same results.

Exclusive mandate — you entrust your property to us on an exclusive basis for a defined period (generally 3 to 6 months):

  • Absolute commercial priority, it is our property
  • Premium media production included (professional photo, drone, video)
  • Listed across the full range of our 60-80 portals
  • Weekly repositioning as a paid featured listing
  • Full mobilisation of the bilingual international network

Non-exclusive mandate — you entrust the property to us without exclusivity (you may also list it with other agencies):

  • Listed on our main portals
  • No premium media production (these costs are only recouped on an exclusive sale)

How long does it take to sell a property on the Costa del Sol?

The average time on the Costa del Sol market in 2025 for a property correctly priced is 4 to 6 months between listing and completion before the notary.

Three factors speed up or slow down this timeline:

  • The price — a property overvalued by 10 % takes 2 to 3 times longer to sell, or may not sell at all. Our free valuation gives you an honest price range.
  • The exposure — a property listed on 60-80 portals and to 18,290 international advisers finds its buyer faster than one on 2 free portals.
  • The season — spring and autumn are the periods of highest demand on the Costa del Sol.

📋 What costs does the seller pay in Spain?

As the seller, you have several costs to anticipate:

  • Energy Performance Certificate (EPC) mandatory before listing: approximately €150 to €250.
  • Municipal capital gains tax (Plusvalía municipal): local tax calculated by the town hall based on the length of ownership and the increase in the cadastral land value.
  • Capital gains tax (IRPF/IRNR): 19 % of the gain realised for non-resident Europeans, 21 to 27 % progressive for Spanish tax residents.
  • 3 % retention — if you are a non-resident: the buyer withholds 3 % of the sale price and pays it directly to the Spanish tax authorities as an advance on your capital gain. Recoverable subsequently via your annual tax return.
  • Agency commission payable only upon completion of the sale.

  2. On-site visit (around 1 hour) — we take precise measurements, assess the actual condition, the strengths and weaknesses against the local market.
  3. Written valuation within 48 hours — you receive a price range based on 10 to 15 comparable properties recently sold, an analysis of the active competition in your area, and our marketing strategy.

No obligation. You remain free not to entrust us with the mandate afterwards. The valuation is entirely free of charge.

Can I sell my property if I do not live in Spain?

Yes, this is a very common situation for French, Belgian, Swiss or Luxembourg owners.

We handle every step for you:

  • Viewings in your absence — access to the property arranged via a caretaker, neighbour or trusted locksmith, with accompaniment of buyers.
  • Notarised power of attorney — you sign the power of attorney before your notary in your home country with a Hague apostille (10 to 15 days), our bilingual lawyer then signs the public deed of sale on your behalf before the Spanish notary.
  • Funds repatriated to your bank account (in your home country or in Spain), net of the 3 % retention.

Many of our sellers never set foot in Spain between listing and final completion.
