Weekly repositioning on the portals
On most rental portals (Idealista first), a listing gradually drops down the results as newer properties are posted. After 2-3 weeks your listing becomes invisible — and new tenants no longer see it.
To avoid this, we pay for repositioning every week:

- It is given paid prominence in the area's searches

What are your fees to rent out my property?
Our rental fees are one month's rent, the Costa del Sol market standard — and they are due only on the effective signing of the lease.
- Nothing upfront: no entry fee, no admin fee, no subscription.
- Nothing if we don't find: if no solvent tenant is signed, you pay nothing.
- The exclusive mandate and the simple mandate carry the same fee — exclusivity additionally unlocks our full visibility arsenal (professional media, private prospect file, network, weekly repositioning).

How long does it take to find a tenant with your setup?
The average time for a property correctly priced on the Costa del Sol is 3 to 6 weeks between listing and lease signing.
With our setup (6 visibility levers, a private file of prospects already searching, weekly repositioning, an international network), our exclusive mandates rent out on average faster than the market. Timeframes vary depending on:
- The asking rent — a property over-priced by 10% takes 2 to 3 times longer to rent
- The area — central Marbella or East Málaga rent faster than the inland

How do you check the solvency of tenant applicants?
This is our core work on the landlord side. You only meet genuinely solid applications — we filter everything upstream:
- Identity (passport or DNI) and Spanish NIE
- Proof of income: last 3 payslips, OR self-employed accounts, OR proof of assets for retirees
- Guarantors where relevant and references (former landlords, employer)
- Professional profile and stability (permanent contract, self-employed, pension)
We hand you a complete file for each shortlisted applicant. You keep the final decision, but you no longer waste time on risky applications.
I don't live in Spain / I'm a non-resident. How does it work?
This is very common among our landlords (French, Belgian, Swiss, Luxembourgish). We handle everything for you, remotely:
- Viewings in your absence — we show your property and present applicants, you approve by message or video call
- Bilingual French-Spanish lease compliant with the law (LAU), detailed entry inventory, key handover
- Communication in French at every step (WhatsApp, email, video)
- Non-resident landlord taxation — your rental income is subject to IRNR (19% for EU residents on net income, deductible expenses): we point you to our French-speaking accountant partner to declare correctly.
Do you also handle ongoing management (rent collection, claims)?
Important to clarify: our work on rentals is the tenant search mandate. We find, screen and place your tenant up to the lease signing and the entry inventory. That is our core business, and it's what we do best.
Ongoing rental management (monthly rent collection, claims handling, exit inventory) is not our main service. If you need it, we look at it case by case and discuss it at the first exchange — without ever promising a service we don't yet master perfectly.
